Wind River is proud to be located in Cleveland, Tennessee and specializes in high-end, small dwellings. We can build a modular ADU for you which will be placed on a permanent foundation, meeting the requirements of most ADU ordinances.
An ADU (or Accessory Dwelling Unit) is a secondary residential unit on the same lot as an existing single-family home. ADUs are also referred to as a granny flat, carriage house, or in-law suite.
Chattanooga ADUs can be 200–800 sq. ft.
The ADU shall be owned by the same property owner(s) as the principal dwelling unit and cannot be subdivided or separated in ownership.

A Wind River team member conducts an on-site assessment to confirm logistics, access, and utility readiness. A survey is completed on behalf of the client.

Design Finalization & Agreement
Once the design is refined, we execute a Purchase Agreement to lock in your build and confidently move into production.
Permitting & Site Preparation
We coordinate permitting and introduce you to a trusted local General Contractor partner or manage site work in-house to prepare your property for delivery.
The Build Commencement
Your home takes shape in our controlled facility with meticulous attention to quality. You can follow our progress with weekly photo updates that display your home in real time.
Delivery & Installation
Our logistics manager coordinates shipping to your site with a third-party company, ensuring safe transport and seamless delivery.
Set & Stitch
Your General Contractor or our Wind River team completes final assembly, stitching each module into a cohesive, finished home.

Why it matters: ADUs are permitted where single-family detached dwellings are allowed (Hamilton County excludes A-1 ag districts). Zoning determines whether an ADU is a permitted use. Check out Chattanooga.gov for more information on zoning.
Why it matters: Detached ADUs must be in rear/side yards (not front) and Chattanooga caps ADUs at ~700 sq ft — setback/space constraints are often deal-breakers. Check out Chattanooga.gov for more information on poperty regulations.
Why it matters: Existing accessory structures can sometimes be converted, but HOAs/deed restrictions may still block an ADU even if the jurisdiction permits them (note: local governments typically won’t enforce private covenants). Click here to search the Hamilton County Commission Records.
Why it matters: Use (rental vs owner-occupied) and schedule affect permitting approach, code requirements, and whether special approvals or additional infrastructure (separate utilities) will be needed.
